Advance Reservations
We recommend advance reservations, to ensure the most appropriate accommodations are available for your stay.

Guaranteed Reservation
A credit card is held to guarantee every reservation.

Deposits
We accept MasterCard, Visa & Discover.  As time permits, certain advance reservations may require a deposit by personal check or money order.  A one-night deposit is required on general stays.  Christmas, New Year and Thanksgiving reservations must be paid by November 15th in full.

Balance Due on Arrival
Guests are responsible for paying the entire balance due upon arrival.  Parties shortening their stays at arrival may forfeit their reservation.

Check In | Check Out
"Guaranteed Check-In" is at 4:00 PM.  If an earlier check-in is required, please check with us first, as we make every attempt to accommodate an earlier arrival but can make no guarantee.

Check-out is at 11:00 AM.  Parties who wish to check out later in the afternoon may pay a half-day rate, and check out at 6:00PM pending room availability.

Late Arrivals
Late arrival is guaranteed on reservations held with a credit card.  For parties arriving after 8:00 PM, a property map and key are made available outside the office.  Late arriving parties are asked to "check-in" in the morning after their arrival.

Cancellation Policy
Forty-eight (48) hour notice is required on all cancellations on a condo to receive a deposit refund on reservations during non-holiday and non-special event periods.  No Deposit Refunds will be issued for Thanksgiving, Christmas or New Year's reseravtions unless the cancelled reservation is able to be re-booked.

Cancellation Fees
Reservations cancelled with proper notice will be subject to no cancellation fee except during the Holiday Periods of Thanksgiving, Christmas and New Year's.

Deposit Refunds
Reservations canceled after the notice periods will result in deposit forfeiture.

No Shows
Parties who fail to cancel their reservation and do not honor their reservation will be charged for the entire stay on their credit card.

Pet Policy
Lookout Estates loves dogs but unfortunately cannot accept all breeds nor can we place those that we accept in all of our units.  Some condo units are subject to Lookout Estates Management's restrictions and we must keep most of our lodge units free of pet hair which can trigger an allergic reaction in some persons.  Thank you for your understanding. Smaller and / or older dogs are accepted under the following conditions:

    * Pet arrivals must be approved prior to guest arrival by Lookout Estates Condos management.    
    * Any damage to rooms caused by pets is the responsibility of the pet owner.
    * "Non-Refundable fee of $250.00."  Any damages caused by any pet or pets that exceed the fee will be     
       charged to your Credit Card!.
    * Pets will be kept on a leash at all times.
    * Pets cannot be left unattended in the room at any time.
    * Pets are not allowed on the beds or furniture at any time for any reason.
    * Barking dogs will not be tolerated and guests may be asked to vacate if pets are a nuisance to other guests.
    * Pet owners are responsible for picking up all pet waste. Plastic bags are available in the office.
    * Pet waste to be deposited in the dumpster.

Swimming Pool   
The outdoor, heated, swimming pool is open between Memorial Day and Labor Day. The pool hours are 9:00 AM till 8:00 PM. Please follow all posted signs. There is no lifeguard on duty. An adult MUST accompany children under the age of 14. Glass is not allowed in the Pool Area. Every one must shower before entering the pool. Children must be potty-trained or use special swimming pool diapers while in the pool.  If a storm or lightning is approaching, seek shelter in your condo immediately.

Parking
Park in designated areas only. Please see the office for parking instructions for RV and trailers. RV and trailers cannot be occupied while on premises and are limited to 72 hours. All condos have assigned parking, other guests may have to park in overflow parking areas.

Smoking
Smoking is prohibited in all condos. If evidence of cigarette smoke is discovered in the condo, the guest will be evicted without refund or recourse and You will be billed $300.00 + Repair Cost + Cost of Loss of Rental Income.
        
Supplies
Each condo is provided with approximately 2 days worth of provisions, including 2 set of towels per person per maximum occupancy limit, toilet paper, paper towels, cascade, dish soap, hand soap, coffee starter kit, trash bags, Kleenex, and bed linens. We do not provide Laundry detergent.

Damages and Injury
The tenant is responsible for breakage and repairs to the condo and property due to their occupancy. Tenant agrees that the landlord or agent is not responsible for any injury to any person occurring on the property during the term of occupancy of the tenant. All Damages to the condo or property must be reported to Lookout Estats at time of incident, for after-hours non-emergencies please report the next mourning.

Enforcement
These rules are enforceable by Lookout's management, staff, and members. Violation of these rules is a violation of the rental agreement.

The rate table shows typical nightly rates and cleaning fees for different periods to provide you, our prospective guests, with an indication of what your stay with us will cost. For exact rates for specific dates, group size and specific unit reservation, you'll need to call for a reservation quote or search availability online. Nightly Rates do not include New Mexico Gross Receipts or Village of Ruidoso Lodgers' Tax.
